Governance
Overview
The Raintree Association is governed by a board of fourteen directors. Each director (sometimes called ward representatives) represents one of the fourteen wards which form the association. Directors are volunteers who represent homeowner’s interests and oversee the operations of the association. Typical director responsibilities include:
Attending and participating in monthly board meetings
Representing resident concerns
Serving on committees
Addressing covenant issues in their wards
Bringing motions to the floor and voting on motions related to the operation of the association, such as: approving the budget, entering into contracts, personnel decisions, changes in policy, etc.
Elections
Directors are elected to two-year terms by homeowners in their wards. Elections are held on even years for even-numbered wards, and odd years for odd-numbered wards.
Homeowners in the respective wards up for election are notified via mail and given the opportunity to nominate themselves or other homeowners who are in good standing with the association. Wards which have multiple candidates nominated during an election cycle will receive ballots to vote for the candidate of their choice.
Officers
The Raintree Association’s officers are elected by the board to one-year terms each June. The President and Vice President must be elected from among the directors. Secretary and Treasurer need not be directors. The offices of Secretary and Treasurer may be held by the same person.

President
Preside at all meetings of the Board of Directors; shall see that orders and resolutions of the Board are carried out; shall sign all leases, mortgages, deeds and other written instruments and promissory notes; shall act as liaison to Property Management organization if one specified liaison is required by that organization; and discharge other such duties as may be required by the Board.
Vice President
Act in the place and stead of the President in the event of his or her absence, inability or refusal to act, and shall exercise and discharge such other duties as may be required of the Board.
Treasurer
Cause the receipt and deposit in appropriate bank accounts of all monies of the Association and shall cause the disbursement of such funds as directed by resolution of the Board of Directors; assure proper books of accounts are kept; cause audits or financial reviews of the Association books to be made as directed by the Board of Directors; and shall prepare an annual budget and a statement of income and expenditures to be presented to the members at its regular annual meeting and to the Board on a regular basis.
Secretary
Record the votes and keep the minutes of all meetings and proceedings of the Board and of the members; serve notice of meetings of the Board and assure notice of meetings of the members is served; assure that current records showing the members of the Association together with their addresses are kept, and shall perform such other duties as required by the Board.
